Leak detection for apartment and community pools

Commercial Pools mean larger volumes and longer plumbing runs. Aquatrace tests the whole system and hands managers a written report.

Chapter 01

Bigger water, longer lines, more people waiting on the answer

A pool at an apartment community or a community center is a different problem from a backyard pool. Commercial Pools hold more water, the plumbing runs are longer, and there are usually several people with a stake in the result: the property manager, a maintenance crew, a board, and residents who just want their pool back.

Scale changes the arithmetic too. A drop of half an inch across a large pool is far more water than the same drop in a residential pool, which is why a steady loss shows up on the refill bill before anyone sees a wet spot. Constant refilling, a level that will not hold, heavy chemical use and soft ground near the deck are the signs managers tend to notice first.

Aquatrace works commercial pools in South Carolina and western North Carolina, and in Gainesville, FL, where a Piccadilly Apartments pool is one of the jobs on its record.

One visit, every system tested, nothing torn up to look

The method is the same one used on every pool, applied at a larger scale. Water loss is confirmed against the day's evaporation index, the pool and spa basin are inspected, and the filtration and the entire plumbing system are pressure tested. Long runs get narrowed to a section before anyone talks about digging.

From there, Chris Sears uses an audible survey with water, air and specialized listening devices to pinpoint plumbing under the deck, and a NAUI-certified SCUBA inspection with underwater photographs to check the shell. Dye testing and electronic basin and structure testing fill in the rest. Because Aquatrace is booked on weekdays, 9:00 AM to 5:00 PM, Monday to Friday, a manager can plan the visit around the residents' schedule.

For the pool to be ready, covers should be removed, the water clean, balanced and at its normal operating level, and the inspection areas clear. A heads-up to the front office saves the crew time on the day.

Chapter 03

A written report for the people who sign off

Managers and boards need something they can file and forward. Every inspection ends with a digital findings report sent by email, so the cause, the location and the recommended repair are on paper before a contractor is hired.

Big Ivy Community Center in Barnardsville, NC, said it plainly in September 2023: “Chris and Logan, his partner on the job, were fast and efficient. They showed up right on time and they explained everything, which in turn will end up saving us money. I would highly recommend them.”

Simple epoxy and vinyl repairs are included in the service fee at no additional charge; major repairs go to the original pool contractor or the most cost effective option Aquatrace recommends. The promise is No Find, Full Refund: if the pool loses half an inch or more daily without a heater running and the source is not located, the service is refunded, and Aquatrace reserves the right to a no cost revisit. Rates are quoted by phone consultation, since they vary by pool type.
